Rental Application Process
A current year rental application is available on our website under the long-term rentals tab or you may come to our office to get a copy in person.
You will complete the application and sign/initial each page as instructed on the application; please fill as completely as possible.
The application fee is $50 if paid by check or cash or $53 if paid by debit/credit. We will need an application for each adult living in the home.
We will check credit, background, eviction history, and rental history. All of this information will be used in making our decisions on whether to accept or decline your application.
We look at overall credit; not just the score but it is still a factor in our decision making. We expect tenants to be current on all payments with as few late payments as possible.
Pending an accepted application, the deposit is the same as the rent and is due at the time of lease signing.
If you are in transition to moving and have an accepted application, we will hold the home for no longer than 2 weeks with a reservation fee of $250.00; this money will be applied towards the first month’s rent or forfeited for having taken the property off the market if the tenant decides not to rent the property.
Pet fees: pets are allowed in most of our properties but please let us know if you have pets prior to renting. Most properties that allow pets will stipulate the size of dogs they allow inside the homes. Pet fees are $250 per pet and are NON-REFUNDABLE.

Tenant Obligations
Rent- Rent is due on the 5th of each month; unless approved by landlord in advance. We do not have grace periods and late fees will accrue beginning on the 6th. $15.00 for the first day and $5.00 each day thereafter until rent is paid in full. See special stipulations on the lease.
Lawn Maintenance- The tenant is responsible for all yard maintenance throughout the duration of the lease agreement. Yard maintenance includes; cutting grass, weed eating, hedging the shrubs and maintaining flower beds. We ensure that the yards are well groomed prior to new tenants coming in and expect the property to be in the same condition once they move out. A tenant can choose to maintain the yard themselves or hire a contractor to do it for them. See referrals below.
Exterior Home Maintenance- Tenants are responsible keeping all mold and mildew off of the exterior of the home and pressure wash it at least once a year. We will ensure that the exterior of the home is pressure washed prior to a new tenants move in and expect the property to be in the same condition once they move out. See referrals below.
Pest Control-Tenants are responsible for keeping the home free of all pests and shall contract a certified pest control company to maintain the pest control at the property. If pests are found at the time of move in contact our office immediately. We strive to keep our homes clean and in move in ready condition.
Renters Insurance-Tenants are required to keep renters insurance for the duration of their lease agreement. Renters insurance only covers contents in the event a damage occurs. Check with your insurance company on their rates or ask for us to refer you.
Eviction-Landlord may provide a 60 day notice of lease termination for any rule broken in the signed lease agreement and for failure to make payment or failure to make timely payments. Reoccurring late payments will result in lease termination.
** If the upkeep is not maintained the landlord may hire outside contractors to complete the upkeep at the expense of the tenant and this will be paid in addition to the rent or taken from the deposit.**
